What is an ELSS?

An ELSS – Engineered Life Safety System – provides a level of protection equal to or better than a full fire sprinkler system. An Engineered Life Safety System (ELSS) consists of 3 integral components:

1. Partial automatic fire sprinkler system installation in common areas. Also, one sprinkler head through the front door into each dwelling unit.
2. Integrated smoke detection and alarm system
3.  A system of approved compartmentation to help restrict a fire from spreading
   

When Is An ELSS Required

An ELSS – Engineered Life Safety System – is required in Unsprinklered High-Rise Condominium buildings that are higher than 75 feet. (per Florida Statute 718.112(2)(I))

• Option 1 – Complete Fire Sprinkler System: Provide Fire Sprinkler System Protection Throughout High-Rise by December 31, 2019.
• Option 2 – “Opted-Out” of Complete Fire Sprinkler System:  Allows Condominiums to avoid having to install a complete sprinkler system within the High-rise. (Per FFPC Section: 31.3.5.11.3)

Result of Option 2

If a condominium association successfully opted-out by December 31, 2016, they are required to implement an ELSS (Engineered Life Safety System). All work required by the ELSS needs to be completed by December 31, 2019.
